Cold Summit Development is proud to announce that Phase One of our Port of Wilmington cold storage campus is ahead of schedule, with completion projected for September 2024. This milestone underscores our commitment to delivering state-of-the-art, energy-efficient, and sustainable cold storage facilities designed to meet the growing demands of the supply chain and the local economy.
Founded by Wilmington native Scott Pertel, Cold Summit was established to innovate cold chain real estate. Our Port of Wilmington campus embodies that mission. Located just 1.5 miles from the port gate, Phase One spans 300,000 square feet and is built to handle fresh produce, frozen goods, floral products, pharmaceuticals, and more. With advanced blast freezing capabilities, it supports key exports such as poultry and pork, enhancing Wilmington’s role in global food distribution.
Looking ahead, plans for Phase Two are in discussion. This expansion would add 160,000 square feet and offer specialized refrigeration, potential rail-served access for improved intermodal connectivity, and customizable suites tailored to client needs. Our flexible solutions include temperature ranges from -20°F (ideal for ice cream and frozen concentrates) to 55°F (perfect for sensitive products like bananas).
In addition to infrastructure growth, Cold Summit takes pride in investing back into the community. We allocate 5% of our top-line revenue—not profit—to fund local education programs, food security initiatives, and veteran employment opportunities. Our Wilmington project exemplifies this commitment, bringing jobs, economic development, and meaningful support to the area.
This development aligns with the North Carolina State Ports Authority’s own expansion efforts, making the Port of Wilmington a more comprehensive hub for cold chain logistics. Together, these initiatives ensure faster operations, better Midwest market access, and the ability to accommodate large vessels efficiently.
At Cold Summit, our mission is clear: deliver world-class cold storage solutions while fostering sustainable growth and supporting the communities we serve.
